60K and £400 a month thats 8% Yield  better than a bank.

Out of interest why are you getting out the buy-to-let market?

I bought it 10 years ago so it brings in more than 8%  :-X

If it sells i can pay off the mortgage on the one we live in

If it doesn't go i'll just rent it out again

£520 pcm x 12 months = £6240

£6240 divide by £64000 = 0.0975

0.0975 x 100 = 9.75% Yield
